Do I Qualify for Affordable Housing?

Eligibility is determined by several factors. The two most significant factors are annual income and family size.

Annual income is any source of monetary support you receive in a year’s time. All income is counted and can be from government sources, (Veteran’s Dept., Social Security, disability payments, etc.) or retirement pensions or personal accounts, as well as employment, spousal support, alimony and child support.

The second factor when determining eligibility is family size. You must list your family members that live with you more than 50% of the time, and their ages. For instance, a single mother with three children under the age of 18 is considered a family of four. However, when children become 18 years of age and are not full-time students, (either enrolled in a trade or higher education program), they cease to be eligible dependents. Their income must be counted in the annualized income for the family.

What does AMI stand for?

AMI is the acronym for Area Median Income. Falmouth, MA falls under the AMI for Barnstable County. The U.S. Department of Housing and Urban Development (HUD) determines the AMI for Barnstable County based on census data for regions in the United States annually.

The Falmouth Housing Corporation staff has extensive knowledge of assistance programs available for our community. Additionally, our portfolio of programs and housing is varied and is designed to target distinct populations in need; families, seniors, the disabled, etc.

Each property location has a waitlist application that perspective tenants can review and submit. These applications have detailed instructions and specific information designed to provide clarity and assistance to those applying.

Project Based Vouchers

Three of FHC’s properties have project-based vouchers (PBVs). Project-based vouchers are a type of rental assistance payment tied to apartment units at a particular property. Because the rental assistance is tied to the unit, meaning if a family moves out, the voucher remains with the building to be used by the next occupant. FHC has PBV programs at Schoolhouse Green Apartments, Scranton Main Senior Housing, and Little Pond Place.

Please consult the PBV waitlist application for each site to check if you meet site specific requirements and to receive more information. All PBV programs restrict income to 30% of Area Median Income.
