Tenants Annual Recertification

Every tenant living in the Falmouth Housing Corporation rentals must recertify their eligibility annually. Annual recertification is important because it confirms the tenant remains qualified for another year and their lease is renewed.

All tenants receive a written notice in the mail 120 days from their recertification date. With the notice is the recertification application that must be completed. This mailing also includes a list of required support documents. The annual recertification packet of information must be returned to the FHC Compliance office. Meetings are scheduled with tenants roughly 60 days from the effective date of their recertification. Annual compliance meetings take under an hour; supporting documents are reviewed and staff confirms tenants’ eligibility. Following the successful submission of all required documents, tenants are invited to execute their lease for another year.

Changes in financial circumstances or family size must be reported to the FHC Compliance Department as soon as they occur. Failure to do so, may adversely affect a tenant’s housing.

Properties may have unique requirements, which are outlined in the annual recertification mailing, but all tenants must produce the following support documents for recertification:

  • six months of bank statements for all financial accounts
  • eight consecutive paystubs if paid weekly, or four paystubs if paid biweekly
  • six months of retirement account statements
  • life insurance policy award letters (all but term life policies)

The Falmouth Housing Corporation carefully leverages its resources with available public and private funding when creating housing units. Most funders and programs require an annual report from FHC stating that all tenants are compliant with the conditions of the property. FHC must file these reports annually and periodically undergo a records audit.

Tenants agree to participate fully with annual compliance requirements at the time of their housing application and again when signing their lease.
