This page is intended to provide basic information to frequently asked questions. A more detailed Tenant Handbook is given to all tenants when executing their lease. The Tenant Handbook provides details on policy and procedure as well as violation information.
The Falmouth Housing Corporation, (FHC) follows Fair Housing Law and as such does not discriminate based on race, color, national origin, gender, gender identity, sexual orientation, disability, ancestry, genetic information, marital status, veteran or active military status, age, familial status (i.e., children), and source(s) of income (public assistance).
FHC closely follows the Americans with Disabilities Act and reasonable accommodation requests. These are defined as a change, exception, or adjustment to a rule, policy, practice, or service that may be necessary for a person with disabilities to have an equal opportunity to use and enjoy a dwelling, including public and common use spaces.
FHC does allow service animals as stipulated in the Fair Housing Act. As such strict documentation and verification of need, as well as a fully completed application with supporting documents must be included in all requests.
This is calculated prior to signing your lease. Rent is dependent upon a tenant’s updated income, confirmation of family size and the rental unit / program you are qualified for.
FHC includes water, heat, hot water and electricity as part of each tenant’s monthly rent. Cable television, Wi-Fi, and phone costs are the tenant’s responsibility.
Rent is due the first of the month, made payable to the entity listed in your lease (the property you live in). You may mail or hand carry your rent to the main office or utilize your property’s drop box, if available.
Many of our locations have central air conditioning. Tenants who live in units that do not have central air conditioning may use 1 energy efficient window air conditioning unit with permission.
Only those members listed on your lease may reside in your rental unit. Changes to family composition must be reported before any change in occupancy. Guests may not exceed 14 days stay.
All FHC properties are secure. Locations employ various methods but may include; coded entry keypads, key fobs, security cameras, as well as keys.
